What This Service Involves
Foreclosure is the legal process by which a lender takes possession of a property when the borrower defaults. REO (real estate owned) refers to property that has been acquired by a lender through foreclosure and is now owned by the lender. Both contexts can require an opinion of a residential property's market value.
An appraisal for a foreclosure or REO context provides a supported opinion of value. The assignment scope may address the property's market value, and may also consider how a distressed sale context affects value, depending on what is agreed.
This is a residential real estate valuation. We do not make loans, manage foreclosure proceedings, or guarantee any sale outcome.

A lender needs a current valuation of a property entering or in foreclosure.
